The most common question in industrial flooring is whether to use epoxy or polyurethane. Both are durable two-component resin systems, but they behave differently under different loads and conditions. In most projects the right answer is a system that combines the two.
Strengths of epoxy floor coatings
- High hardness and compressive strength: suited to warehouses and factories with forklift, pallet truck and heavy traffic.
- Strong adhesion: bonds very well to concrete, which is why primers and body coats are usually epoxy.
- Chemical resistance: resists many oils, fuels and chemicals; novolac epoxies are for more aggressive chemicals.
- Cost: usually more economical at the same thickness.
Its weak points are yellowing in sunlight over time and a harder, more brittle film that does not tolerate cracking concrete or sudden temperature changes well.
Strengths of polyurethane floor coatings
- Flexibility: semi-elastic or elastic systems absorb impact and small concrete movements better.
- UV resistance: aliphatic polyurethane topcoats do not change colour in the sun, so they suit open car parks and glazed areas.
- Thermal shock resistance: polyurethane concrete (PU concrete) systems are preferred in food, dairy and beverage plants cleaned with hot water.
- Comfort and acoustics: softer underfoot, used in hospitals and schools.
Which one where?
- Warehouses and factories: epoxy self-leveling (DEMCO EPOX 2000 SELF).
- Food, dairy, beverage and kitchens: polyurethane concrete (DEMCO PUR 303 CONCRETE SL 20 UB/WB).
- Hospitals, schools, offices: semi-elastic polyurethane self-leveling (DEMCO PUR 350 SELF).
- Open car parks and sunlit areas: a UV-resistant polyurethane topcoat (DEMCO PUR 410 TOP COAT UV/S) over epoxy base layers.
- Electronics production and laboratories: conductive (ESD) epoxy or polyurethane systems.
Conclusion
If heavy mechanical load and cost come first, choose epoxy; if flexibility, UV, thermal shock or comfort matter, polyurethane comes ahead. The right system depends on the slab, the type of traffic, temperature and cleaning conditions. Browse our floor coating products or ask our technical team for a recommendation for your project.
